Questions you need to ask builders in Navi Mumbai before buying a flat - Part 2

Previously, you have read five questions about what to ask your Navi Mumbai builder when finalising a deal. Now here are seven more questions we think you should ask when buying Kharghar property in Navi Mumbai.

Agreement Copy: You, as a buyer, are allowed to ask the builder for a copy of the prepared agreement before payment so don’t hesitate to ask for it. Read the agreement carefully and make sure that you haven’t been taken advantage of. After you have paid the amount, it’ll be next to impossible to convince the builder to make changes in the agreement even if it has some clauses that are unfair to you. Another reason to check the agreement before the payment is that this way you can take a look at all the aspects of the project.

Utilities: When looking at Taloja property, make sure to ask the builder if they will provide utilities. If yes, then ask them about the utilities that will be made available inbuilt when you take possession. Utilities include a furnished kitchen, gas, electricity, etc.

Mobile towers and hoardings: The builders of residential projects in navi Mumbai usually have rights on the terraces. Ask your builder whether they intend to use the terrace or not. If yes, do they plan to rent out the space for a mobile tower or hoardings? This may affect the value of the property distinctly.

Other inquiries- When looking for a flat for sale in Taloja, ask the builder how many other inquiries have been made to check how many flats may have been sold. This is because most builders hardly tell you their whole inventory. Normally they increase 20% of their inventory figures when they’re providing you with the numbers. When releasing inventory they may lie about the figures but this way you can estimate the actual numbers.  This means the sign ‘sold out’ may not actually mean 100% inventory.

Deviation: Builders, before building flats in Taloja, get their plans approved. Provided the approval of their plans, there is still room for deviation from the plan. Builders don’t really bother informing you about this. You should ask how much deviation they estimate may occur from their current plan on the course of finishing the project and what changes may occur. People rarely pay attention to the changes that occur in the flat plan but they do in the apartment complex plan. Deviation till 5% is allowed. If it exceeds 5%, the builder may have difficulty in receiving a completion certificate and occupancy certificate.

Actual price: When talking to the builder about buying a 2 bhk in Taloja or a 1 bhk in Taloja, ask them about the actual cost of the property you are interested in. The actual cost should include parking space cost, water supply, electricity, etc.

Completion and possession: Ask the builder for a completion and a possession date. This date should be as specific as possible. Don’t let them estimate even if its still months to possession.
