Questions you need to ask builders in Navi Mumbai before buying a flat - Part 1

If you have decided on buying a flat in Navi Mumbai, you have decided well already. Navi Mumbai is a beautiful city with a lot of housing and commercial opportunities. There is an increasing interest in buying a property in Navi Mumbai as it is a planned city. It has booming commercial centers along with residential buildings finely built and surrounded by greenery. It is not yet as crowded as the city of Mumbai. This makes it a favourite of buyers and builders alike.

When you set out to buy a flat in Navi Mumbai, it is crucial that you ask the builder the following questions to start a hassle-free transaction.

Check the past record of the builder: When reviewing the current project of the builder to decide if it is worth the investment, you should ask about the previous projects the builder has finished. Most genuine builders in Navi Mumbai won’t hesitate to tell you about the details of their previous projects, the time it took to complete them and their current living situation. This will give you a fair idea of what to expect from their ongoing project that you’re interested in and helps in case you felt doubtful about the builder’s commitment to the projects. If you want to be extra sure about the credibility of the previous projects, ask if they received the occupancy certificates for them. Status of the title: when looking at flats in Kharghar and other areas in Navi Mumbai, you must ask if the property purchased by the builder is legally sound. The builder should already have purchased the property from the land owners, way before construction. There are instances where local builders enter into a Joint Development Agreement with the landowners. This makes the legal process very lengthy and full of flaws. To make sure legal issues don’t get in the way of construction, ask for a Commencement Certificate, Intimation of Disapproval, the project plan and its approval.  

A proper payment Schedule: It is essential that you ask real estate developers in navi Mumbai about the payment schedule you’re supposed to follow. We recommend you don’t settle on a vague schedule. Ask for a proper timeline and arrange your finances accordingly. Make sure to not delay any payments because the builder may charge a fine if you do.  If you want the builder to make some changes in the payment schedule, this is the time to say it. The builder won’t accept any alterations later in the process.
