Getting Your House Ready for an Inspection.

It is important to have a complete Home Inspection, this way the potential client will not think there are issues that are being hidden when they see their Inspection Report reading “Could Not Access” + “Could not Inspect.” This could easily kill a deal.

Here a few things you can do to ensure a successful Home Inspection.

* Keep all obstacles clear from windows. This way the Inspector can check all windows. It is not a part of the Home Inspection to move furniture around.

* Keep all door ways to bedrooms, closets Etc. clear and if you have a pull down stairs to your attic make sure it is working and easily accessible. Keep attic walls clear of boxes and storage items. If the attic is in a closet remove all personal effects that may be blocking that access panel and remove any shelving units Etc. that may prevent a ladder from being used.

* Make sure the electricity is on in the home and working in all circuits.

* Make sure the gas and or fuel is on to all the appliances and that all pilot lights are lit.

* Make sure the water is on and running into all fixtures

* Replace any light bulbs that may be burnt out.

* Make sure under all sink areas are cleared out.

* Clean off the roof and especially around chimneys and vents so seals can be checked. Also clean out gutters from debris.

* Make sure the crawl space opening to under your home is not blocked.

* Tag the outside main water valve. Some time the main water valves are in a concealed place. If that valve can not be found it can not be Inspected.

* If you own dog(s) please make sure they are confined or tied up in a place where they will not be a distraction.

In getting your home ready for an Inspection, if you find minor issues like leaky faucets or windows that do not open, door handles that need replacing Etc. these are things that you could easily fix now so they do not show up on the Inspection Report and become issues to negotiate over. This could save time and help improve the chances of the deal closing.
