I have been reading and hearing more and more accounts of people deciding to forfeit on have a Home Inspection for various reasons. Rather it is because the home is newer so the buyer see no need to have an Inspection or the Clients were advised by their realtor that the house was okay or simply the buyers decided to inspect the home themselves. Most of these accounts do not have happy endings simply because issues went unnoticed. Not many people are going to go under a house and thoroughly check things out. A house can look really nice on the inside and even the outside, But what lurks under the house is another story. The wood rot in the pictures above would have gone unnoticed. In this case the wood rot could end up be extensive depending on how deep and far the rot has traveled, but this will be determined by a Professional Contractor.

That is sad this happen to her. I don't know why she did not have a home inspection, but had she this all could have been avoided. Rob talked to a women the other day who bought a newer home and did not have a home inspection, she felt there was no need to spend the money for an Inspection Report. I sure do hope all goes well for her.

I met a lady who got burned buying a house that was not inspected. She now has to have her foundation fixed. This has led to a gap between the ceiling and the wall common to the bathroom and closet. Once she got a contractor to look at it they had to call out a special contractor this is going to cost her thousands of dollars to repair.
