What To Expect at a Home Inspection- Our Story

There is so much controversy concerning Inspection Protocol and who should be present and not present during an Inspection. I truly respect those who stay clear of Home Inspections (providing their Bank does not require a Home Inspection) because of the power struggles that can take place among some Realtors and some Home Inspectors. One of our homes we sold (The one where the deal fall Read about Here) turned into a huge fiasco. We strongly requested the buyer and realtor be at the inspection because so many unpleasant events were taking place we felt this would be in the best interest of everyone. The buyers agreed and wanted to be at the inspection, then the buyers realtor told the buyers they did not need to be at the inspection and so did the home inspector their hired, we were clueless to the new turn of advents. The day of the inspection the Home Inspector showed up on time, the buyers’ realtor was late. The Inspector asked if he could go in the house and set up, he said it would take him a while to do so, I gave him permission to set up. About twenty minutes later, the buyers Realtor showed with no buyers with him and he procrastinated on the phone with other deals, so I decided to go in and see what the Inspector was doing. (I was asked not to go around with the inspection to help the buyers be less nervous, we agreed to this) I was deeply troubled that the inspector had already started his inspection and had completed the basement, the buyers realtor was still not present and when he was present there were rather loud exchanges in words with the Home Inspector then the buyers realtor would head back outside to make phone calls. If I could have redone that day over I would have stopped the inspection completely. At Integrity Home Inspections we STRONGLY recommend that the buyer and or buyers Realtor be at the Inspection. Most buyers want to be present if they can or have their Realtor there. It really is important for the buyer and or their Realtor to be present and see first hand what is going on. Plus with all the pictures in our Report this gives that buyer a firmer grasp of what they saw as to help them make the best possible decisions and to walk away with a peace that the inspection was about them the “Client”
