Cafe business plan is one of the most common business plans which is frequently required by multiple of ventures, including renting a space in shopping centre, expanding business operations, acquiring a business, and business investment. Therefore, it is very important to understand that is commonly required by multiple parties and hence, it must be tailored to the specific organisation that needs it. Thus the business plan may include variable sections depending on who requested it. Below I will outline the different all the organisational requirements for each cafe business plan.

Shopping centre renting business plan

A shopping centre will generally require a business plan to be submitted before a person rent a space in the shopping. Also, the shopping centre will request a business plan if you are purchasing a cafe business.

Why does a shopping centre need a business plan?

·         Strategies identifications –The shopping mall will require the cafe strategies in order to determine if their strategies are in line with the shopping centres strategies and will determine if they can be accepted

·         Identify their product and services- The shopping centre will look into the list of products and services offered by the cafe and will analyse their services or product are legitimate and business can serve the shopping centre’s visitors. This is very important aspect of the shopping centre to ensure company brand reputation is not compromised and the cafe are not selling illicit products    

·         Business continuity – The shopping centre will be looking for a reliable business who can pay the rent on time. Strategically the shopping centre wants to build a long term relationship and is keen to on long term partnership. This is very important key point for the shopping centre to consider as troubled renters cannot contribute to the shopping centre’s revenue, hence, the shopping centre will also, have trouble to meet its financial obligation. In general the shopping centre needs certain amount of cash flow to keep its operation going, including staff payment such as securities and admin professionals.

·         Competition – There are many shopping centres across Sydney metropolitan area and they all compete with each other for visitors. They all want to improve the visitor’s experience, including product varieties, products prices, product quality, entertainment and ambiance. The more visitors the more the profit for the renters, hence, the higher the rent and therefore, the better is the performance in order to beat the competition

What are the main sections of the shopping mall business plan?

·         Executive summary – I general certain information needed for the executive summary including the business owner’s details such as business owner’s name, the contact details of the business owner, the business name and the location of the business. Other information include the business structure, which outlines how the business is going be setup such as partnerships,  PTY LTD, soul trader or trust.

·         Site control – The shopping centre will a record of the site controllers in case of an incident

·         Cash flow – a cash flow diagram must be present in the business plan to determine the business performance and the ability to pay rent

·         Resources – a full list of resources are required to be listed in the business plan, including Consumable, equipment, machinery, facilities, materials, technology, vehicles, capital, personnel, resources source

·         Supplier – a complete list of suppliers must be present in the business plan including the company name, website of the supplier, information about the suppliers, contact details of the suppliers, we to be selected to be supplied

·         Marketing  - a comprehensive marketing research is required such as market research, current state of the industry, target market, competition analysis, and SWOT analysis

·         Sales forecast – usually a first year sale forecast is required by the shopping centre

·         OH&S – a good work, health and safety plan must be documented on the business plan before submission, including record keeping, fire protection, health and ventilation, housekeeping, chemicals, and maintenance

·         Risk management – Usually a risk register is documented in the business plan showing list of risk and labelled in the impact sections from high to low
