Villa VS Apartment – What and Why

It has always been a general assumption that villas are meant for bigger families whereas apartments are supposed to be for couples or young and single people with smaller space requirements. However, with the current trends in real estate development at an astonishing rate in the UAE, it seems no longer the case. Here are some pros and cons of living in a villa or an apartment.

Lifestyle

The desired lifestyle is one of the key factors influencing any property buyer the most. If one has children especially toddlers and pets, they might need to give them some space in the open air, thus a Villa seems to be a fair option. However, if they are more of a working individual or a couple who chooses to live near the workplace all the while enjoys a beautiful view of the city, then an apartment is the option to go. Plus, villas are known to have lesser air and noise pollution as compared to apartments. A flipside of the villa is the price, it is usually on a much higher-end than an apartment and can be far from the main city.

Location

Location is where an apartment usually takes an edge over a villa. With Dubai being a cosmopolitan city with thousands of professionals working in different fields, commute to work cannot be underestimated while deciding. If you opt to buy a property in Downtown Dubai or Dubai Marina, the choices are already limited to stylish apartments with stunning views and all amenities. However, if a long commute to work is not an issue, you can easily buy an apartment in Palm Jumeirah.    

Maintenance

Villas require more maintenance than apartments because of their lush green gardens and lawns, which obviously come at a price. Apartments, however, are easier to maintain especially for working professionals who have limited time to spend at home. Moreover, a lot of luxury apartments have facilities like gyms, swimming pools, and parks which are maintained by the authorities, giving residents a relaxation from maintenance responsibilities. 

Privacy

Villas are known to be more private as compared to apartments which still have a communal lifestyle vibe to them. Most apartments have shared entrances and areas, making them less of a private affair. But it usually adds more to the security, making apartments a feasible option for people looking for a secure place to live in.
