The best way to sell your home quickly and for top dollar
by John P Wells Assisting Home Buyers and Sellers in North Shore MEach
and every person trying to sell their home has a very different reason for
wanting to sell, a different motivation. What they all have in common, though,
is that they want to sell fast and for as much money as they can. If you are
looking to sell your home, you have two options – either you can hire a realtor
or you can try to sell your home by yourself. As a seller, you want the option
that meets your desired time frame and nets the most money when all costs are
taken into consideration. But which one is it? Let’s take a look.
The
first option is sticking a sign in the yard and trying to sell your home by
yourself. This option is surely going take longer than working with an experienced
realtor like John Wells as you would have
to do all the work it takes to get the home sold yourself (putting out the
signs, advertising the home on all home selling websites, making flyers,
holding open houses and showing the house, etc.) Now, this may work if your
home is on a bustling street in a highly desirable neighborhood, but if your
home is on a quiet street where few (if any) prospective buyers are going to
inadvertently come by, this may not be the best option.
So
while “doing it yourself” can save you a six to eight percent in commission, it
could take a lot more of your time as well as take a lot longer to sell. And is
it really safe to be showing to unqualified buyers?
This
brings us to the second option of hiring a realtor.
Hiring
a realtor will net you the highest sale price. For example, if the market value
of your home is $100k, listing it with an experienced, competent realtor would
net you about $92k after deducting the realtor’s commission. If you try to sell
it yourself, though, it quite possibly will be listed too high and take a while
to sell and end up in the market for a very long time, eventually being valued
at $75k or $85k. Also, take into consideration the investment of time and
effort in marketing and scheduling times to show the property. Not to mention
the holding costs of taxes adding up each month.
It
is quite evident that hiring a realtor is a far more practical option than
trying to sell your home yourself. So, save yourself the trouble and hire a
professional realtor like John
Wells from Newburyport to get the highest net price in the fastest
time.
