BDA’s SLOW LEARNINGJOURNEY

Bangalore has witnessed a rapid growth in the real estate sector. The high demand for residential accommodations has been the core reason for this boom. The city also witnessed development in new parts of the city. Electronic city has become a hub for new real estate projects; we’ve seen the development of premium villas near nice road and increase in the number of plots for sale in Kanakapura road, Sarjapur, and other places alike.

While the city witnessed the growth of the realty market, The BDA – Bangalore Development Authority, over the years had rolled down to bankruptcy for its lack of proper planning, pending projects and less number of takers for their apartments.
For quite some time, the BDA – Bangalore Development Authority had struggled to sell flats from their projects. With over 1500 flats with no takers, the BDA had suffered huge loss since it opened its project in 2014.

But the good news is that, now five of its housing projects are seeing a pick-up in sale in and around the city. A positive response for the resources that have been spent.

With accommodations for 1, 2 and 3 BHK apartments, the BDA has witnessed a good, over 1000, applications for their residential apartments.

This has indeed been the first time that the BDA had received such a huge positive response for their projects. According to officials the main reasons for this huge turnaround are the availability of modern amenities like club houses, department stores, fitness centers, swimming pools and other such recreational facilities. Even though unlike premium residential projects that are built on huge land space, the BDA projects built on 2-4 acres of space have successfully integrated these amenities in their housing projects.

Factors responsible for the loss of BDA also includes the economic slump down and demonetization effect. Despite of the bankruptcy there has been no discount of the flats since the time the rates have introduced. With prices ranging from 25-50 lakhs for 1-3 BHK accommodations, less than half of that of the premium residential apartments by private developers, the BDA has been criticized for failing to deliver affordable housing.

Some have even criticized the BDA for its poor quality in construction.
Upon researching and conducting thorough study to find out the reason to why there has been no demand and sale for their projects, it was found that the people today, irrespective of class, all are looking for residential accommodations with amenities and facilities.  This found to be the prime reason to why other projects, especially by private developers, were much preferred over the BDA projects.

Trying to rectify their mistake, rather ignorance and poor planning, the BDA has started integrating modern amenities and facilities in to their new and current projects. For the good, this strategy has been getting positive response from the customers’ end point.

There has been quite a drastic change in the perception of real estate buyers in today’s time. BDA believes that if they can cater to the needs of today’s society at an affordable cost, they can bring about huge success in their projects.
