What Is Checked During a Roof Inspection?

by Kevin Smith Author

If you want to learn about any current problems going on with your roof, or any approaching problems, that would take a professional eye to spot, it is best that you get a roof inspection. This will allow any current or impending issues to be known and addressed before an emergency occurs. It is recommended that you have a roof inspection performed once per year in the spring or fall. However, if there has been any major storm with flying debris, high winds, or hail, it is recommended that you have your roof inspected after the storm. If you’ve never had a roof inspection in Ocala, FL, here are some things you can expect.

Roofing Inspection Details

What is checked on your roof and how it is checked, depends greatly on your roofing material. Here are some common things a professional will check if you have a shingle roof.

Shingle Roof

They will check for water damage. Water damage can be created by storms, flashing that is not installed properly, clogged gutters causing the water to not drain correctly, and more. The inspector will assess for any damage and potential things that could lead to issues in the future.

The inspector will look to see if mold is around the chimney or on the insulation in the attic. Both of these can be signs of water damage. Your shingles will also be checked to see if any are missing or loose. They will also be checked for algae and rot. Your gutters will be checked for clog. If they are clogged, the material clogging the gutters will also be examined. For example, if part of the material is shingle granules, then this will be noted as a sign of excessive wear on your shingles.

Metal Roof

When your metal roof is being inspected, checking for leaks is paramount. Here are some of the common things the inspector will look out for if you have a metal roof. Are your seams or screws loose? Depending on the condition of the weather, a metal roof contracts and expands. In some cases, this can lead to a separation at the seams or screws becoming loose. This problem must be taken care of immediately, to prevent the home or building from having water damage.

Rust will be checked for, as this will gradually deteriorate your roof. It can cause whole panels to fall apart or create holes that allow water to leak into the home. The flashing will also be checked for damage.
