Noida or New Okhla Industrial Development Authority is one of the top localities in the National capital region. It was established in the year 1976 as a part of the urban expansion project by the development authorities. Part of the state of UP or Uttar Pradesh, this city boasts of a highest per capital income in comparison to the entire national capital region, even Gurgaon which is considered to be one of the most high end and posh localities in the national capital region. Noida originally consists of 100 villages (sectors now) all part of the Gautum Buddh Nagar District of the state of Uttar Pradesh now.
Noida is number 17 in the race for the cleanest cities in the country, which is the best number in the national capital region. If you compare this to other top localities in the National Capital Region of Gurgaon and Faridabad, they stand on number 87 and 237 respectively. Therefore it will be right to say that Noida is the cleanest portion of the national capital region by every sense of the word. Most of Noida doesn’t have fertile land for agriculture, hence it was deemed fit for industrial development in the in the late nineties. Since its formation in the 70s the region has grown immensely. There are MNCs in the region frolicking every nook ad corner of the city. The arrival of these top companies have improved and increased employment opportunities in and around the region. Employment has been the key driver for real estate in the region. Demand for homes as increased with the increase in the number of white collared professional went up by the year in Noida. They look for good quality and reasonably prices housing units well within the reach of their work space.
Important road improving connectivity in the area includes the Taj Expressway and the Noida- Greater Noida Expressway. Noida is also home to many colleges and premier institutes in the area like Amity University, Jaypee Institute and Noida Institute of Engineering and Technology. This area is also a prominent location for IT and IT enabled services in the national capital region. Many outsourcing facilities of top MNCs are situated in Noida region like IBM, Tech Mahindra, Adobe, Patni etc. Public sector companies like BHEL and Indian Oil have operations in Noida. The area also have excellent social infrastructure catering to the need to the residents of this industrial locality. Because of the number of top localities here there is always a steady demand for residential real estate in the region. One of the potential investment zones in the Noida region are Shahdra or Sector 141. Being an upcoming destination the area has a good demand for builder floors in Shahdra.
Because of low pricing residents tend to invest in larger housing units like flats in Greater Noida. Since the area shares very close proximity to the Noida- greater Noida Expressway it is in much demand by builders for development of commercial units and builder floors in Shahdra.
