What is the best time to invest in real estate? Usually between 2:34 and 2:37 in the afternoon? No, no, no, no, not like that. Typically, you'd say that the best time to buy a house is when you have a market that's a good strong market—and yet, it's experiencing a recessionary dive. And it's slow. The best time to buy a house, or the best time to invest in real estate is to have invested in places like Phoenix, in Las Vegas, in Orlando, and Tampa, in 2008-2013 because they went down enormously with the recession and became incredibly cheap. That would have been the best time to invest in real estate at those locations. It’s very location-specific. However, between 2008-2013 people were very scared, and understandably so. There was a big recession, and people were afraid they were going to lose their job, explains Adiel Gorel owner of International Capital Group. So in fact, what I did was raise money from investors, and we bought 100 homes because we knew it was cheap. So those are the very best times to buy. Barring that special circumstance, the best time to buy a house, the best time to invest in real estate is ALWAYS, it’s always the best time. Because the heart of the matter is that this is a long-term investment. It's a future changer. I can't tell you how many people I know who retired powerfully, and sent their kids to college, based on buying several single-family homes, getting a 30-year fixed-rate loan, putting a down payment, and then proceeding to do the hardest act for human beings to do— nothing. Just letting it sit there. The 30-year fixed-rate loan is the heart of the matter because inflation keeps eroding it down to a place where it looks like it’s hardly existent. What is the best time to invest in real estate? It's always beneficial to buy, and everyone has seen people buy properties at the seemingly wrong time and succeed. Like in 2005 and 2006, when the country had a major upswing, a major boom. Normally you don't want a buying boom. Yet, many people who bought hundreds of homes that I've seen in 2005 and 2006 at super high values, got a 30-year fixed-rate loan, and then there was a recession, and the values went down. But they just sat back and they did nothing. Today, of course, these homes are full of equity. They did very well buying at the seemingly wrong time. Remember, a mere 3% inflation typically decreases purchasing power by about one-third in only 10 years, so the time to buy is always as soon as possible.

Yes, it's better to buy when there's a downturn, just like in stock. Isn't it better to buy a stock of a good company, when it dies? When it's cheap? Yes, and it is the same in real estate. But don't let things like that stop you. And especially don't let media prediction stop you. Because I actually know people who have been coming to hear me speak for 30 years now, and they never did anything. The media will say, “oh there will be a boom” or “there will be a bust” and then nothing happens and they miss out for nothing. So from that standpoint, the best time to buy real estate is any time. The optimal time to buy is when the prices are down, and also a good time to buy is when the interest rates are low. So for example, towards the end of 2021, many markets have high prices, but the interest rates on those 30-year fixed-rate loans are the lowest pretty much in the history of all time, making it a good time to buy in some markets.
