Yes, you read that right. Not every NNN lease requires the tenant to pay all three property expenses. Only an absolute NNN lease requires the tenant to pay all three property expenses. On the other hand, a double net or NN lease requires the tenant to pay any two property expenses along with the base rent. The two property expenses in a double net lease include insurance fee and property taxes, whereas, the investor still pays for the maintenance of the property. Similarly, a single net lease or just Net lease requires the tenant to pay one property expense in addition to the base rent. Though the tenant could pay any property expense in a single net lease, it could either be insurance fee or property taxes.
