by Lisa taylor Tax consultant

There could be a plethora of reasons why you're looking for 1031 DST Properties List. After all, the benefits of DST investment can lure any investor.  However, along with the rise in the number of investors inclining towards DSTs, it's getting difficult for new investors to find good quality DST properties. That's why a DST property list is extremely important for investors who wish to invest in DSTs. Here, we'll let you know how you can get hold of a DST property list without wandering around. But before that, it's important that you understand DST investment inside-out.

DST Investment comes without day-to-day management responsibilities...

A Delaware Statutory Trust or DST is a private governing trust which is responsible for buying, managing, administering, and selling real estate properties. Established in 1988, DSTs are known for their large structure, and a DST with a hundred or more investor shouldn't surprise you. DST shares are offered as real estate securities to 1031 investors. Because of its large structure, DSTs provide an opportunity for small investors to co-own large institutional-grade properties along with other investors, which otherwise they may not be able to afford individually.

Benefits that investors receive in DST investment -

  • ·         One of the biggest benefits of investing in DSTs is the relief from property management. As DST properties often come with pre-arranged property or asset managers,  DST investors don't need to bear the burden day-to-day management responsibilities.
  • ·         For investing in DSTs you don't need to be backed by millions in your bank account. Because of its large structure, a DST investment may start from as low as $500k.
  • ·         As a DST investor, you can split your proceeds and invest in different properties or assets. Doing so will diversify your investment portfolio.
  • ·         When you invest in a DST, you don't need to wander around for locating properties. The real estate firm or sponsor is generally responsible for locating properties for investors.
  • ·         1031 investors can use DST investment for closing their exchange. Since DST investment is considered as a real estate investment (as you own share in the property and not in the trust), you can acquire DST shares as your 1031 exchange replacement property.

Benefits that investors 'Don't' receive in DST investment -

  • ·         DST investors don't have voting rights. Any decision within a DST is taken by the trustee or sponsor and investors enjoy passive investment benefits.
  • ·         DST investors don't receive property title. As a DST consists of many investors, it's impossible to transfer the property title to one or all investors.
  • ·         DST investors aren't allowed to form single-member LLC.

Talk to an advisor to get hold of 1031 DST Properties List -

For 1031 investors, it's important that they possess a DST property list that's been prepared after thorough research. However, such lists are not publicly shared because of which you must reach out to a DST advisor. DST advisors often have information on sources from where investors can obtain DST properties lists.
