Checklist for a Pre-Purchase Building Inspection

With all the fun and excitement associated with buying a new house there also comes the daunting experience of a home inspection. A complete home inspection is necessary to ensure a better structural performance of the house and to avoid exorbitant maintenance and repair costs later. You can start with preparing a checklist and detecting signs of potential problems in the new house. Here are a few areas that you need to examine to ensure a safe and happy living:

Doors and windows: Make sure all the doors and windows open and close smoothly without any obstruction. Open and close each one of them to ensure they are working perfectly. Look for gaps at the top and bottom of the doors and windows to make sure there is no loss of insulation. Check for damages in the doors and windows due to condensation and water damage and don’t forget to look for cracked panels of glass in the windows.

Walls and ceilings: Mould stains and irregular areas of fresh paint in the walls indicate leakage and damp issues. Check whether the level of the ceiling is uniform and if there are too many damp stains on the ceiling. Another indicator of a roof leakage can be a sagging in the ceiling and demands proper attention to its condition.

Kitchen and bathroom: Examine the plumbing below the sink and look for damp stains at the point where the backsplash and the kitchen sink meet. Check leaks under the kitchen and bathroom sink and make sure the faucets are working properly and the water pressure is good. Moreover, ensure there is no missing sealant and grout from the edges of showers, bathtubs and tiles.

Electrical system: Hire an authorized electrician to examine the wiring system in your house and make sure that your new home is safe for living. When you are buying a new house doesn’t forget to install and test a safety switch in your house.

Roof and drainage: If the house has iron roof check for signs of rusting. Faded color on concrete tiles indicates that there is a need for new sealant.  Apart from this make sure that the downpipes are connected to a storm water pipe at the ground level so that the rainwater is not discharged at the base of the house.
