A Walk-Through Checklist for Building Inspections in Brisbane

by Askan Architect Architect
Buying a new home is not going to be a cakewalk for you. Right from choosing the best design and ensuring that it meets the building codes of that region to assuring that the home is fit for a safe and secured living, there is so much to see and do. A home inspection is a must when you are buying a new home to ensure that your new investment stands on your expectations, meets your specifications and passes all safety requirements. Find out what are some of the most important aspects of the final walk-through inspection that you need to conduct in your new house before signing the final contract:

Home exterior: In order to avoid rainwater from accumulating outside the house and creating dwindling puddles and deep pools make sure that the ground around the house slopes away from the house. You can use a garden hose to examine this. The shingles should form a straight line across the surface of the roof. In case of tile roof make sure that no tile is broken or cracked. The doors and windows should be checked for weather-stripping and for proper sealing. Besides this, you need to inspect your landscape and ensure that it has been done according to your specifications.

Home interiors: Check all the doors and windows and make sure that they are tightly sealed and open and close properly without any obstruction. Make sure the paint on the walls of all the rooms is smooth and uniform. Do not forget to check whether all the appliances are in proper working condition and make sure the plumbing fixtures in the kitchen and bathroom work properly. Test all the electrical systems and wirings. One important aspect of a new home that is often overlooked in inspection is the attic. Make sure that the attic is examined for leaks and damp spots and check for proper insulation.

Hire a home inspector: Hire a professional home inspection company and accompany them to the site during the day of the inspection. They have the knowledge and the experience to detect structural issues and defects in the basic systems that might not be visible to the layman. You can save big bucks in the long run by allowing an inspector to examine the new house and detect the effects upfront rather than spending huge sum of money later on maintenance and repair works.
