Your Neighborhood Homeowners Association

by Kevin Smith Author

When you live in a neighborhood, it’s important to keep that neighborhood safe and secure, and enforce the rules that are in place. Often, a homeowners or community association is use to enforce those rules, but a homeowners association, or HOA, can also be used to do things that enhance the beauty of your neighborhood and encourage other people to move there, thus raising the property values. Read on to find out some more information on homeowners associations and how they may be a good fit for your neighborhood.

What Is a Homeowners Association?

As mentioned, the HOA in your neighborhood is a group of people that really govern your neighborhood and the things that go on in there. These people typically are nominated by others or decide to run for the board, and are voted on by members of the community or other members of the HOA to join the HOA board. The people on the board make decisions on everything from snow removal to holiday gatherings and block parties.

Typically, you pay to be a part of the HOA as a member of the community. Your dues go toward paying for things like mowing common areas, creating new spaces like parks or basketball courts and paying to make additions to the neighborhood that really enhance it’s value.

Why Is an HOA Important?

Beyond enhancing many things in the neighborhood, they enforce any rules that your neighborhood may have in place. That means if deed restrictions exist on things like fences, above ground pools or holiday decorations, they are able to work with the homeowner to enforce them and ensure that everyone is keeping in line with the uniformity that your neighborhood hopes to convey.

How Do You Establish an HOA?

Establishing an HOA where one doesn’t exist requires the neighborhood to get on board, to hold elections, and then the HOA must establish the fees, rules and fund allocation. This can sound like a lot but there are companies that do homeowners or community association management in Las Vegas that can help make the project seem less daunting. With the help of a company that does community association management in Las Vegas, you can ensure that your HOA gets up and running smoothly and everyone in the neighborhood understands and is on board with the changes. This makes the process much easier and allows you to walk step by step through the process.
