Why Townships are Garnering Popularity in Indian Real Estate Market?

The real estate sector is subject to frequent changes in trends. Gated cities or integrated townships have become a popular choice for investors as people from middle-class background are finally looking forward to upgrading their standard of living. Everyone loves a luxurious apartment with ample space, surrounded by greenery and required infrastructure like schools, hospitals, etc. and of course, entertainment hub and shopping malls. 

Gated communities are slowly garnering a lot of importance in the real estate sector as they give a chance to real estate developers to develop commercial hubs around. Some of the most renowned real estate developers such as KCT group have also shifted their construction facilities towards building these integrated sectors. The size, location, and the specified amenities vary depending on the budget and the location of these communities. Currently, they have their projects going in cityscapes of Kolkata, Bangalore, Delhi, and Nagpur. 

The concept of integrated townships can be classified as a recent one. Our country is still picking up on its progress. A township doesn’t have a particular definition but any establishment with appropriate facilities in a couple of decades to a couple of thousand acres can be classified into a township. However, the laws of different states define a township depending on the area. For example, the minimum requirement for an establishment to be deemed a township is 100 acres in Bengaluru and Gurgaon. The width of the roads and the use of the land are also defining aspects of these properties. Apart from the aforementioned, these townships are required to provide basic schooling medical facilities inside its boundaries. 

The overall price of investing in real estate in townships is lower than investing in the main city. Since they are located at the outskirts of the main city, the prices are considerably lower. Integrated townships are also less susceptible to market instability due to their self-sustaining nature. Investors may expect one-tenth of appreciation on the property within five to seven years. 

Townships are a lucrative investment option which is why popular investors in the market are taking a keen interest in it. Also, with foreign players coming in the country, it makes investing in townships a perfect option. With the ever-increasing demands for living spaces and the growing hassles of city life, townships are the future of the real estate industry.
