Villa Plots In Javea - Buying a Piece of Land To Build From Scratch

If you are interested in living in Spain, rather than buying an already existing villa, you could buy a plot of land and build one from scratch to your own taste and preference.  You should be aware that from start to finish building a property in a town like Javea in Spain can be a nightmare, thanks to the strange way business is done over there and all the red tape you have to navigate through.

Be Aware Of Building Regulations In Spain

 

As Spanish building regulations can be very fickle, you should never just assume that you can build a similar house to your neighbours.  It may be that the regulations have changed since a property you wish to copy was built and they can vary depending on the type of plot you are interested in and your own particular situation.  For instance, there are some villa plots near Javea beach that are not suitable for building on, either because they require foundations that are too expensive to be built or the land is too steep. 

 

As well as having a land survey, you should check the water and boundaries rights and seek the advice of an architect who will know if you can build on a plot or if it will need foundations or retaining walls that cost a lot.  Further to this, you need to check for things such as rights of way, water pipes or high tension electricity lines that could make building restricted or even prohibited. 

 

If you are looking to buy land in rural areas, you need to hire a professional such as a lawyer for comprehensive and honest advice about the regulations and conditions of a plot.  Some estate agents or owners have been known in the past to say that building on a plot is fine, to secure a sale, without having run the necessary checks or knowing full well that building permits would be difficult to obtain for that particular plot.

 

Make Sure You Have A Spanish Building Licence

 

You should also be aware that it can take a considerably long time to successfully obtain planning permission.  Before you agree to purchase land, you should make sure that the contract for the sale depends on an essential building licence being obtained.  Ensure you receive a receipt that clearly shows the plot in the property register.

 

When it comes to checking for planning permission on land, make sure that you do this yourself and don't just leave it to the builder.  If there are mistakes with your building permit or you don't have the necessary permission, you may be liable to pay more or you could face your property being demolished.
