Selling Your Home: Questions to Ask a Real Estate Agent
by John Bennett ArticleThe key to
selling your home in a timely fashion is having an ideal piece of
property, but also hiring a team of professionals who know the real
estate market. The right realtor knows the area and the major
elements needed to sell your property in a timely fashion. Often
times, sellers hurry into a relationship with a realtor in order to
expedite the selling process. However, this can lead to selling your
home for less than its worth and a drawn out process due to the lack
of potential buyers. Your home not only needs to be showcased in a
way that hides any negative characteristics, but also needs to be
properly marketed in regards to price and region. Finding a realtor
that understands all of the intricacies that go along with selling a
home ensure that you get the most from your property, and that your
home doesn't linger on the market for long. There are key questions
to ask your realtor that will help you understand the process, as you
determine whether their style is aligned with your
personality.
Experience
Ask
your realtor about the kinds of properties they have sold in the
past, where they received their license and how long they have worked
in the area. They should have a few years of experience if they are
not working alongside another professional. Over time, selling
property becomes second nature and allows the realtor to be more
confident with the process. A younger agent is not inadequate, but
may lack the experience needed to be comfortable in any situation.
It's also important that they've worked in the area for at least a
year, which allows them to know the region and demographic of the
potential buyers. Lastly, read reviews online from your top choices
to make sure they are as professional as they seem.
Contract
A
professional realtor will provide you with a copy of the contract
that a seller needs to sign with the agency that details the terms of
the contract. You need to review this document at home to make sure
you understand the fine print. In a standard contract, the length of
the contract is noted, in addition to how often the agent is required
to update you about the progress. Additionally, the details regarding
home showings and frequency need to be discussed. At the same time,
ask about whether the office can provide recommendations for a
warranty and title company, along with legal services after the offer
is received. Working with companies familiar to your chosen real
estate agent, creates a smoother process.
Plan
The
most important thing to know about your agent is their plan to sell
your home. They need to speak with confidence and be comfortable with
the situation. Ask if they are working with a team or on their own.
With a team, you can expect a combined method of advertising, which
may improve the reach of your marketing. You will also want to verify
the amount the agent intends to use to sell your home and the method
used to calculate that number. You'll need to talk about repairs,
incentives and other selling tools that will be included in the sales
package for potential buyers. Keep in mind that the way the agent
talks to you is how they will be talking to potential buyers. If you
don't feel comfortable or confident, neither will they; this may
deter or encourage buyers to purchase your property.
