In 2022, how can you make your vacation rental business a success?

by Silvi Willemson Technical Writer

With all of 2020's uncertainty and upheaval behind us, it's time to look forward to bigger and better things in 2022. Last year wasn't all bad, with many vacation rental business app similar to Airbnb owners experiencing unprecedented booking surges and teaching us all how to pivot and adjust in order to survive and succeed.

There's hope for a better year ahead.

In the United States, vaccinations are now available, giving people more confidence to travel. International travel will reopen as more people are vaccinated and the virus is brought under control, bringing international travelers back to our country.

This optimism will release a significant amount of previously stifled demand. According to the Vrbo 2022 Trends Report, 65 percent of travelers intend to travel more than they did prior to COVID, and 33 percent intend to spend more money on travel than they usually do.

Vacation rentals gained more recognition and acceptance from travelers during COVID because they were better able to adapt with better cleaning protocols, more privacy and isolation for guests, and additional amenities that hotels simply do not provide.

The effects of COVID on short-term rentals were studied by data companies STR and AirDNA, and it was discovered that travelers' length of stay increased by 58 percent in the previous year. Vacationers also want accommodations that feel like home and provide security and privacy, according to the study. Both of these desires are perfectly satisfied by vacation rentals.

In 2022, how can you profit?

Along with continuing to apply the lessons learned about flexibility in 2020, there are a few other factors to consider this year in order to not only survive, but thrive:

Pay attention to the bottom line.

While we're on the right track toward a new "normal," there will be ups and downs in terms of booking surges and droughts in the first half of the year. To prepare for the downtime, you'll want to increase revenue and improve efficiencies to save money.

Increased bookings, as well as making more money during each stay by selling services and amenities, lead to profitability. With practical solutions and ideas, our e-book will help you increase your bookings and earn more money with each stay.

Concentrate on efficiency.

The loss of employees due to budget cuts and sickness was a significant challenge. Operating with a smaller staff meant doing more with less, which forced VRMs to rethink how they ran their businesses.

We created a webinar, How Smart Tools Can Drive Operational Efficiency, in collaboration with Breezeway, that provides helpful tips and resources for improving efficiency. You can save hours of admin work each week, simplify guest communication, and increase profits and client satisfaction by utilizing property management software and digital concierge services.

Adapt to your new travel companion.

Workcationer. Get used to hearing that term because it refers to a rapidly growing group of travelers. Because so many people still work and go to school from home, travelers are looking for drive-to destinations that provide a change of scenery while still allowing them to complete their tasks. To attract these travelers' attention, include or highlight information about your property's work spaces and WiFi speed.

Property in outdoor markets that can welcome families and are located within a 3-hour drive of urban centers, according to both Vrbo president Jeff Hurst and Vacasa CEO Matt Roberts, will do well in 2022. Families are ready to travel, but they want to be close to each other and have all of the comforts of home, as well as a sense of security. Emphasize your property's family-friendly amenities and low-risk local attractions.

Travelers are also booking more last-minute stays, according to trends. Many travelers have become jaded about planning ahead after having to cancel so many plans in 2020, and many will book at the last minute. To attract this audience, consider having simple cancellation policies and flexible last-minute booking options.

And, just like in 2020, be transparent and open about your cleaning and hygiene procedures. Travelers will continue to prioritize cleanliness and safety this year.

Increase direct bookings and rebookings by building your brand.

You save money on OTA fees and are less bound by OTA policies when guests book directly with you. Although OTAs can be beneficial to your business, building your own brand will result in more direct bookings and more money in your pocket. Give your brand personality and make it relatable to travelers to make your listings more than just another rental property. From the property descriptions to your marketing, incorporate your brand into everything.

To take your listings to the next level, use tools and resources.
