In the form of scheduling, 4D BIM adds the dimension of time. 4D Construction Scheduling can be applied to design and construction. 4D construction scheduling allows owners to leverage significant BIM value during the design phase by visualizing construction sequencing. 4D Scheduling in the construction phase helps owners and contractors enable better visualization of the construction sequences in comparison to actual construction sequencing.

BIM isn’t just a powerful design tool but helps facilitate powerful construction planning and management. With complex site logistics and installation phasing, graphical representations of the project can be created to understand time-based processes, help forecast workflow conflicts, and leverage potential solutions. With a myriad of scheduling techniques like Bar Charts, Critical Path Method, Line of Balance Technique, and Q-Scheduling, efficient sequencing of tasks can be a game-changer to calculate budgets for construction projects.

As information is further refined through as-built conditions and shop drawings, it enhances the chance of clash-detection capabilities. It enables power construction management and allows owners to realize an added value of effort and time. It also helps contractors reduce the number of RFI’s and change orders.

The benefits of 4D BIM Scheduling for construction stakeholders include –

  • Enhanced designed & document quality by testing it against construction sequencing
  • Eliminate or reduce difficult sequencing issues
  • Improved onsite coordination and planning for ongoing operations
  • Enhanced lead time identification reduces total construction time
  • Enhanced project constructability and safety issues
  • Augmented ability to monitor actual vs planned progress

TrueCADD produces accurate 4D sequencing models that aid in tracking project resources and communicate project progress to consultants and site engineers. We work in close coordination with clients to help them achieve their BIM goals by reducing construction waste and stay profitable.

TrueCADD was approached by an architectural firm from the UK to build a 4D BIM Coordinated Model with construction sequencing and the project intro video for a multistorey mixed-use building. The architectural firm required enhancement of design intent with clients to save on costs and rework.

2D files were sent as input and studied carefully by TrueCADD in close collaboration with the client to understand technical details. A coordinated model was created and clashes were detected & resolved in Revit. Using Navisworks, a 4D BIM model and timeliner video was developed to leverage hassle-free construction.

The entire project of creating a 4D BIM simulation was achieved in a timeframe of 2 months. Using the federated model, architectural firms could significantly improve design intent communication, save costs, and reduce rework.

Conclusion

BIM provides a huge opportunity to utilize BIM when it comes to visualizing the schedule and comprehending various activities as they are linked to the overall schedule. 4D scheduling is often used to win new proposals and confirm the baseline schedule. At the end of the day, 4D Construction Scheduling is the perfect tool to make the project and its stakeholders work better.
