3 Tips To Help You Sell A House With An Agent

Selling a home can be an overwhelming process; selling it with a tenant still living in it adds a whole new dimension to the issue. Showing the house to prospective buyers or shooting images for advertising can be tricky for the owner and annoying for the tenant. With a little ingenuity and tact, you can sell a house with a tenant. Here are a few tips to help you:

1. Take The Tenant Into Confidence:


Maintaining a good relationship with the tenant is the key to keep all potential issues at bay. The best way to do this is by communicating things clearly and promptly. Before you begin the process, meet the tenant and explain to him that you have no other choice but to sell the home during the tenancy. If an agent is involved, take him to meet the tenant to discuss issues that help to make the sale process easy and smooth. Landlords often do not care to explain the circumstances of the sale to the tenant causing unwanted friction. You could even make him an offer to buy the house and even sweeten the deal for good tenants. More importantly, assure the tenant that during the tenancy, they will not be asked to move out and they still have the right to sufficient notice before vacating the property.

2. Get The Client To Move Out Early:

While you cannot forcefully evacuate a tenant, try offering them monetary or other sops, encouraging them to move out early. You could either offer to help them find another home, pay for the deposit at the new place, or even arrange for packing and moving. This gives you enough time to clean, repair and stage the home for a sale. But if the tenant is not interested, you have no other option but to sell the house with a tenant. Or, wait until the lease is up for renewal.

3. Marketing With The Tenant In The House:


Make it easy for the tenant by giving them at least a day’s notice in advance before arranging for showings or inviting photographers for a photo shoot. You could encourage them to leave the property by offering a gift card to a nearby shopping mall, beauty salon, or coffee shop. Encourage tenants to keep the property in show-worthy condition so that you don’t have to hire professionals to clean the house. Better still, sell the house without repairs!
