What to Know Before You Sign a Lease

Signing your first lease can be very exciting. You’re finally out on your own in search of your very first rental! While finding your new space can be fun, it’s also important for you to be smart and do your leasing homework first. Students who are looking for university rentals in Athens, Ohio will sometimes be overwhelmed by their options or pick the first home they see without comparing it to other places. It’s important to take your time, carefully weigh your options, and choose the right lease for you. Here are a few tips to consider before you sign your first lease. 

Know All the Costs 

Many students will be fooled by cheap monthly rent prices only to find out later that there are plenty of extra costs that come along with it. Will you have to pay for parking? Are cable and internet included in your monthly rent? What’s a typical electric bill look like? You may believe that you can handle the rent, but you need to make sure that you’re taking into consideration every monthly cost. While paying for your own cable or parking permit may seem small, it can add up quickly if you’re not prepared for it in your budget.

Do Your Own Inspection 

Before you sign a lease, it’s important to view the inside of every home or apartment you’re interested in. While some college students are great at taking care of rental spaces, not all of them are. Unfortunately, many students don’t treat these rental homes the way they should. That’s why it’s vital to inspect every room in your potential rental. Make sure that all of the appliances are working. Check for major stains or tears in the furniture if you’re hoping to lease a place that’s furnished. Make sure that any issues are resolved before you agree to move in. 

Read the Lease Carefully 

Too many students will skim through a lease agreement and sign it before they’re aware of all of the terms. It’s important to read your lease carefully and take note of any issues that may arise in the future. For instance, are you allow to have pets? Do you want to stay there throughout the summer? What if you have to change roommates during the school year? Some lease agreements for university rentals in Athens, Ohio will have stipulations on extra roommates, pets, extending contracts, or even having long-term visitors. Read through every line carefully so there are no surprises further down the line.
