What Every Homeowner Should Check This Summer

Each year is a busy one for homeowners. Every season brings something else to examine and/or fix. Sometimes it feels like you spend all your time inspecting your home. Yet, in the end, these checks are what make your property safe for your family. If you're an existing homeowner then you know what needs to be examined for the summer. If you're part of the over one million buyers that purchased a new home in the first quarter of 2021, then you have some learning to do before the warm weather hits. So, here are some examples of what every homeowner should check this summer.

Your HVAC Unit

Your central air conditioner is more than your outside unit. This is the condenser fan that delivers cool air into the home's interior. It gets distributed to the vents by an inside air circulator. However, this air doesn't go anywhere if there are issues. For instance, even if the condenser fan runs it might not produce cool air if coolant has leaked. It may not run at all if the starter motor burns out or the built-in filter isn't cleaned of pollen and other debris.


Inside, the main thing to check is the air filter. If this is dirty it blocks cool air from being distributed to the home's vents. The result is the fan's components freeze up. Therefore, make sure the entire HVAC unit is inspected prior to the hottest summer days.

Your Air Ducts

If everything checks out in your HVAC unit but you still aren't getting the right amount of cool air, then the issue might be in the ducts. Though you change the air filter on schedule you still end up with dirt, dust, and pet dander in these spaces. This accumulates over the months and years to block up the vents. Get these cleaned out for two reasons. First, your high utility bills will settle down to a normal rate. Second, allergies that appear without reason might disappear when the ducts are cleaned.

Your Pool

A pool is a special thing to have at your home. It's a chance to not only cool down but to have social gatherings. Nevertheless, there's a good deal of maintenance that needs to be done to it over the summer. Measuring the water's chemical content is one thing. Lack of bacteria-killing chlorine or improper filtration leads to issues like yellow algae in pool areas. For this and other problems you want to review online sites to find ways to clear them up.


Safety is also important. You don't want someone slipping on the wet areas or accidentally falling in. Thus, make sure you have proper fencing around the pool that can't be easily opened. Furthermore, try to keep surface areas dry and free of any bacteria that can cause infections.

Your Insulation

Insulation is extra protection for your home's interior. Without the right amount of product, or none at all, you feel the effects of outside temperatures. Even with your air conditioner blasting in the summer it can still feel uncomfortably warm. Layering insulation in your attic, crawlspace, and walls creates an environmentally controlled shield. In the summer this means comfort across your home. On top of this, it maintains low utility bill costs during the hottest days.

Your Gutters

Summer is a good time to check your gutters. In the prior seasons leaves, dirt, and other debris collect in the channels. As a result, rain water isn't able to flow to the downspouts. The gutters could collapse if too heavy or if their structure is weakened. Clean them out if needed with a high pressure hose. Then, minimize the amount of debris that falls into the channels by covering them with a guard. If they're old or loose, look into replacing supporting hardware or the entire setup.

If you take care of some of them early on, and maintain your pool conditions on a regular basis, your summer will free up. At that point, you can enjoy the warm and sunny weather without fear of costly or dangerous issues.
