Shortlisting House for Rental Stay

Rental housing is increasingly becoming the preferred housing solution for the millennials. With house prices skyrocketing and an increase in the immigrant population in India, renting houses gives them more flexibility and the ability to choose the lifestyle that suits their income. Finding houses for rent has also evolved over the last decade with an increase in the number of online housing platforms that list rental properties. However, there are a few things one must do in order to get an optimal rental apartment.

  • Location Research- It's extremely important to do a basic level of research about the location before start finding rental accommodations. Factors like proximity to market, schools, hospitals, playing area along with the safety of the location are important points to consider while evaluating the location.
  • Commute- Although a part of this would have already been covered while evaluating the location, commute still deserves additional attention. Office going people need to do proper planning about the daily commute convenience to and from their residence.
  • Water and Electricity Supply- Very important parameters but a lot of people miss out on these that eventually makes an uncomfortable stay. Just talking to the previous tenants of neighbors can help understand if there is a shortage of essential supplies. Alternatively one can also look upon flats and apartment reviews platforms
  • Rent Negotiation- One should negotiate even if the rent looks reasonable. Because rent is a monthly commitment and saving even Rs 500 a month can save Rs 6000 in a year!
  • Landlord- Landlords take much effort in evaluating the prospective tenants. In my opinion, tenants should also take extra efforts to evaluate the landlords. And things like general maintenance, flexibility while staying should be agreed upon before making the rental agreement
  • Ventillation- Air ventilation and sunlight are also a must to have in a house, without which sometimes the house looks gloomy. 
  • Neighborhood- Though neighbors don't interfere too much nowadays, it's advisable to make sure that there are no rogue neighbors around the house. Sometimes they do create life difficult.

Most of the above points can be ticked upon by simply talking to people. One should also note that trusting the brokers is not always the best idea because brokers have an inherent interest in successfully closing the agreement and they can present a biased opinion.
