Obtaining 30 units of apartment buildings is much easier and time efficient than purchasing 30 different single-family apartments. If purchasing 30 different single-family apartment can take a lot of time to investigate the place, getting 30 different loans, etc but in buying 20 units in the same place can be much easier and time efficient.

Financial senses are often made by property management:

In many cases, real estate investor has to hire a property management company to handle there day-to-day operations of their rental. The property manager is someone who is paid a certain percentage of the monthly income from the property rent generation. The main deities of the property manager are to collect rent payments, screening tenants, maintaining the property, and handle evictions. The investors who own one or two single-family properties do not have this property manager because they will have lost due to the small portfolio.
