Planning House Renovations in Northern Beaches? Read This First

There are so many things to think about when you’re planning a house renovation. From the design itself to the Northern Beaches builders you plan to use, it’s easy to feel a little overwhelmed by the whole process. However, there is one thing that you must consider before you rush ahead with any project, and that’s whether development consent is required for your renovation or alteration.

First of all, let’s say that Northern Beaches Council is very supportive of suitable, well designed projects and that not all projects will require development consent. And while most professional and reputable builders in Northern Beaches can advise you of the guidelines, it’s always best to conduct a little research yourself too.

Consult Northern Beaches Council

The first thing you should do is to consider the planning rules for the area where you live and what it is that you want to build. If in doubt, consult the Simple Guide for Residential Developments developed by the Council which offers guidance or if you have more detailed questions, consult your local Planning Enquiry Officer.

Exempt Developments

There are a number of developments that do not require approval from the Council although your project will still need to meet specific development standards. These are classed as developments that have very minimal environmental impact and include structure such as:

·         Carports

·         Decks, verandahs, terraces, balconies and pergolas

·         Awnings and other shade structures

·         Garden sheds

·         Fences and gates

·         Privacy screens

·         Solar PV systems

·         Air conditioning units

Complying Development

For some structures, a full Development Application may not be needed. As long as your application meets the specific developments as laid down by the Council, a Complying Development Certificate (CDC) can be granted. This is a combined planning and construction approval for straightforward developments which undergoes a fast-track assessment.

If you’re carrying out any of the following renovations or alterations, your building works may fall under complying development:

·         Interior alterations to your property

·         Swimming pools

·         Driveways, carports and garages

·         Granny flats

·         A new single or two storey dwelling

·         Demolition of an existing building

If in Doubt, Always Consult a Planning Officer

While most building contractors will have a good understanding of what does and doesn’t require development consent, it’s always wise to make sure that you do not fall foul of Council regulations.

The best way to do this is to visit the Council website and if you require any further information or clarification, get in touch with a Planning Officer.  It’s better to be safe than sorry.
