Loans Offset-

Loans offset are a type of lending arrangement. Here borrower maintains a savings account with the lender where the account work by offsetting up to 100% of the balance of the linked savings or transaction account against the balance of the linked loan. Under an offset loan instead of receiving interest on the savings account the interest payment which is due on the loan is calculated only on the net balance of the loan minus the savings account. The interest rate on offset loans is typically higher than the ones without such kind of feature. 

Know how it works-

An offset account is a smart account as it links savings account and a loan, normally a mortgage and uses the savings account to offset the loan. Under offset loan the savings account balance stands in as the figure to be offset from the total outstanding mortgage. The interest that one has earned on the savings account is calculated on a daily or monthly basis. This ensures optimum utilization of even a minimal savings balance. The unused money in the account is automatically directed to offset the mortgage payments, if readily available. Several offset mortgages enable the flexibility of underpayments, overpayment and payment breaks. Thus, one get the freedom to pay off the loan early, sometimes without incurring early repayment charges. 

Fundamentals of an offset account-

If the total mortgage value is $150,000 and the balance in the savings account on a particular date is $20,000, the loan interest will be calculated on the balance amount which is $130,000. Thus, with the offset account settings in place, every dollar you save actually assumes an augmented value.
