  •  RERA applies to projects that were completed before the RERA Act's introduction but do not have a completion certificate.
  •  The RERA Act does not apply to projects that are being built for maintenance, repair, or redevelopment but are not distributing, promoting, advertising, selling, or assigning any flats, plots, or buildings.
  •  Projects that are currently Under Construction must, however, keep a report of each stage as a separate project through a new RERA registration.

  1. Builders are required by RERA to post all relevant information about their projects on the organization's website. Additionally, they must frequently update the content of the website. This further increases the transparency of project deadlines for buyers.
  2. According to RERA regulations, buyers pay for the property based on the carpet area or the area covered by walls. Builders are thus prohibited from charging purchasers for the heavily developed space, which includes balconies, elevators, stairwells, and lobbys.
  3. Builders are required to deposit 70% of the homebuyer's funds into an exclusive bank account for construction. Customers can therefore be confident that their money is secure and that its use is disclosed.
  4. According to RERA, developers may not charge the buyer an advance or application fee equal to more than 10% of the project's cost.
  5. RERA monitors the prompt completion of projects. Developers are required to pay homebuyers 2% more interest than SBI's MCLR in the event that a project is delayed.
  6. After receiving a handover, homebuyers have up to five years to report any building flaws and request that the developers make the necessary repairs. Developers are required by RERA to settle disputes that have been filed within 120 days.
