How To Increase Home Value With A Bathroom Renovation

by Lynnzee Dick SEO and Internet Marketing

The bathroom is the unsung hero of your home. You spend a lot of your time there, but when it comes time for a renovation, oftentimes we overlook our bathrooms in favor of glamorous room additions or kitchen remodels. Of course, adding a bonus room and renovating your kitchen are great renovation choices. But many people don’t realize that a few simple updates in your bathroom can greatly increase the salability of your home.

Here are a few simple ways a bathroom remodel can increase the value of your home:

Space, The Final Frontier

When you’re selling your home, the amount of space you have is going to play a huge part in how quickly and how well it sells. Creating a larger bathroom will be a great bonus for potential buyers.

If there’s no way for you to increase the size of your bathroom, it’s easier than you think to simply create the illusion of a larger bathroom.

One of the ways you can do this is by replacing an old bathtub with a shower and adding a glass door to that shower. When you use a shower curtain or some other completely opaque barrier for a shower door, a good portion of the space in your bathroom is cut off from sight. By using glass instead, that space becomes visible, and your bathroom doesn’t seem so claustrophobic.

Upgrade Smarter, Not Harder

Not everyone can throw thousands upon thousands of dollars into an upgrade. But the good news is that there are a few core updates and renovation decisions you can make that will increase the value of your home without breaking the bank.

“When your budget is a little more constrictive than you would like, you have to focus on the updates that have the biggest return on investment,” say the remodeling experts at TriFection. TriFection is a remodeling and construction company that offers bathroom remodeling in Houston.

Some of these small but smart remodels are:

  • New tile

  • Updated cabinets and fixtures

  • Brighter, more natural lighting

These are updates that aren’t going to cost you an arm and a leg but will definitely help your home catch a buyer’s eye.

In addition, when you’re selling your home it’s always helpful to choose neutral colors. This applies to your bathroom as well as other rooms in your home. For instance, if you choose a very bright and distinctive red for your bathroom, and your buyer happens to not like red, the features in your bathroom begin to matter less. If the buyer can’t envision themselves in the space, they won’t want to buy the home. You can counteract this by choosing colors that appeal more generally to more people.

Don’t Forget The Luxury

If you have a little extra room in your budget, it never hurts to throw in a few luxuries, especially where your bathroom is concerned. After all, we all want our bathrooms to be oases of peace.

There are a few luxuries that appeal to buyers more than others. Things like heated floors, a shower seat, a Jacuzzi tub, and extra storage will give your bathroom, and your home, a competitive edge in your neighborhood.

Make Necessary Repairs

Things like heated floors and updated cabinets are all well and good, but if there are electrical and plumbing issues in your bathroom, all that goes out the window. If you have any simple issues with your bathroom, repairing them lets the buyers see all the other, extra improvements you’ve made.
