Fire Safety Risk Assessment for deficiencies in the premise in regards to the ignition sources

Fires in London and Manchester relating to e-bikes and e-scooters mainly caused
by the failure of the lithium-ion battery. When the batteries and chargers
fail, they can do so with ferocity and because Fires develop so rapidly the
situation can quickly become incredibly serious.
Lithium-ion batteries are susceptible to
failure if incorrect chargers are used, always use the correct charger for the product
and buy from a reputable dealer.
London and Manchester Landlords should
check with their Tenant if they use e-bikes or e-scooters as it
significantly increases the risk of Fire within the Flat. Charging of e-bikes
or e-scooters in the Flat should be prohibited and a safer location such as a
shed or garage should be used.
Using the communal hallways to charge should also
be prohibited as it will increase the Fire Risk in the Means of Escape and could
block the main route out of the building in the time of emergency.
The following are some Fire Safety tips for e-bikes
and e-scooters:
- Always use the
correct charger for the product
- Batteries can get
warm during use always allow them to cool down before re-charging
- Batteries should
always be charged on hard flat surfaces where heat can dissipate
- Always check for
any damage
- Unplug the charger
when finished, never leave unattended whilst people are asleep
- Make sure there
are smoke alarms fitted in areas where the e-bike or e-scooter is being
charged
- Never block your Escape
Route or charge in communal areas of the premise
If you are a Landlord in London or Manchester
or you are the identified Responsible Person for a Block of Flats or Flats in a
converted House then you need to have a current Fire Safety Risk Assessment.
A Fire Safety Risk Assessment will identify any
deficiencies in the premise in
regards to ignition sources. The Assessor will audit log books, check
electrical certifications, gas safety certificates, alarm certificates and
Training records. He/she will carry out an in-depth inspection of ignition sources,
people at risk, means of escape, detection and alarm facilities, construction,
confinement, integrity and separation to name a few. Once the Fire Safety
Inspection and Audit is completed the Fire Safety Risk Assessment is compiled
and should include the following:
- Fire
Safety Risk Assessment Report
- Fire
Safety Management Action Plan – Significant Findings
- Fire
Safety Policy
- Fire
Safety Emergency Plan
The above are all the ‘parts’ required for a
compliant Fire Safety Risk Assessment.
