Website development contract checklist?

Hello,
I am looking to launch a car auction platform for the Middle East region. I have tried contacting few website development companies and received some contract. However, I don’t have much technical background and I don’t know how to validate a contract and make sure it covers my requirements. Should I use a ready made theme for it ? Any details on this should be really helpful.

Which party is responsible for regulatory compliance of the content and/or activities on the website? What warranties will Developer give with respect to the intellectual property used in the website? INDEMNITIES AND LIMITATION OF LIABILITY In what instances will Developer indemnify Client? Or Client indemnify Developer? Eg. Infringement of third party intellectual property, activities that take place on the website,breach of confidentiality, negligence. Is there a cap on the Developer’s liability under the Agreement? SUPPORT SERVICES What support services will Developer provide during the warranty period, if any, or after Acceptance? Describe the escalation procedure. MAINTENANCE/HOSTING SERVICES Is Developer willing to commit to providing maintenance services after the warranty period ends? If so, for what period and for what fees? Will Developer be obligated to provide new development services or “upgrades”?
