Website development contract checklist?

Hello,
I am looking to launch a car auction platform for the Middle East region. I have tried contacting few website development companies and received some contract. However, I don’t have much technical background and I don’t know how to validate a contract and make sure it covers my requirements. Should I use a ready made theme for it ? Any details on this should be really helpful.
