Which Property Valuation is Reliable?

Residential Property Valuation

As an owner, you usually have a wishful thinking about how much your own residential property is worth.  A professional property valuation is based on experience and knowledge of a legal, structural and commercial nature. Essential for this is the experience of the expert, which, like a broker, is based on many years of professional experience in the residential property valuation sector.

When planning a sale, many owners do not even know whether a property valuation is necessary or helpful in individual cases. A real estate agent can also advise you on this decision and answer questions about the residential property valuation.

Online Property Valuation

More and more websites are offering online property valuation. But how reliable is this method? Unfortunately, most Internet providers do not use standardised procedures and their calculations are therefore not reliable.

As a user, you usually have no insight into the methodical procedure. It is often advertised that the evaluation is based on current purchase prices in the area. But even if these purchase prices match the property to be valued in terms of some characteristics such as location, property type or size, this calculation only leads to very inaccurate results.

Numerous offers on the Internet advertise that they carry out a residential property valuation free of charge or very cheaply. But that is exactly the problem, because without a thorough on-site inspection, the property valuation can only come to uncertain or incorrect results.

Expert Property Valuation

An experienced real estate agent is a reliable expert for the valuation of your property - and therefore the first choice among providers of a property valuation.

Further advantages of a property valuation by a broker are the quick execution and the individual support. Hiring a broker is straightforward and easy. In addition, the real estate appraisal is very inexpensive or even completely free of charge.

Since a broker familiarises himself with your property during the real estate valuation, it is advisable to hire him for the professional marketing of a planned sale. He knows the strengths and weaknesses of your property and can bring about a quick sale with an individual sales strategy.

Report From Experts

The commissioning of an appraiser to determine the market value using a legally recognized valuation method should be considered carefully. For example, if you only want to check your own purchase price idea for security purposes, you can do without the fee-based report. The exact costs are calculated according to the value of the property and thus quickly amount to a few thousand euros.

You shouldn't blindly trust appraisers either, but carefully examine their exact qualifications. Because the term "expert" is not protected in Germany. This means that anyone who has professional experience and expertise in the field of real estate valuation and meets certain other characteristics can prepare a legal valuation.

Another disadvantage of preparing an expert opinion is the high level of effort required for it. As a rule, the assessment by an expert is very time-consuming.

While you often have to wait for an appointment to view an expert, a property valuation surveyor can carry out the assessment of the house in a timely manner. For details please visit Taylor Chartered Surveyor near Essex
