Before you begin working with roofers in Edmonton, you should get a written estimate and a contract. However, an estimate or contract that is missing key pieces of information is just as problematic as not having either to begin with. Here is a list of information that you should always have in writing before working with roofers in Edmonton.

A Timeframe:

A contract should always list a timeframe for when the roofing work is going to begin and when it should be completed by. Keep in mind that this is a rough estimate. A roofer has no idea if the roof is going to be worse than they thought or if the weather is going to cooperate or not. If there are any delays, they should be able to explain to you why there are delays and those should be reasonable explanations. The contract should also clearly state that you have a right to terminate the contract if work does not begin or finish on time, pending any reasonable explanations.

Materials:

A written contract needs to state what materials are being used for the project, what the estimated cost of those materials is, and any payment arrangements or agreements related to those materials. If you are supplying all the materials, there should be a date by which you need to turn the materials over to the roofer. If they are requiring you to pay for materials up front, there should a due by payment agreement date. It is very important that you read over this section and make sure that they are using all of the materials you have agreed to, such as a brand-specific shingle or a certain type of membrane.

Permits:

If permits are required, the contract between you and roofers in Edmonton should state who is responsible for pulling the permits, when the permits need to be pulled by and what happens if the permits are delayed. It is fairly unusual for a company to require you to pull your own permit, so if they are requesting that, you might want to ask them why. It may be that they are located out of town and only coming into town to work on your roof, they may not be licensed, or they may not have enough workers and therefore, can't spare an employee to go file for a permit.

An Itemized Estimate:

All roofers in Edmonton should give you a written, itemized estimate. This estimate should state what you are paying for labor, what you are paying for materials and what you are paying for each specific part of the roof repair or roofing project. For example, if your roof is being replaced, it should be broken down by taking off the old roof, laying down a new membrane, installing new flashing and placing the new roof. If there are any changes, such as your roof being worse than anticipated when they start pulling away the shingles, or finding hidden damage, the itemized estimate needs to be revised. Don't verbally agree to any changes.

A Payment Schedule:

The last thing that should always be in writing is the payment schedule. Most roofers in Edmonton require you to place a small amount of money down before any work begins and then make incremental payments as the work progress. Once the work is complete, your final payment will be made. In Edmonton, a licensed roofer is not allowed to charge more than 25 percent of the estimated costs before work begins or require you to pay more than 75 percent before all work is completed. If the contractor wants more than either of these, walk away.
