1.Always keep your Garage door smooth.most new garage doors come oiled. however there is need to annually oil the door as it ages with metal rollers, hinges and tracks. experts recommend using a lithium spray lubricant, or a silicon spray lubricant. it is highly inadvisable to use WD-40 on the door parts. 

2.Maintain your door track this is done simply by thoroughly wiping the tracks using a wet cloth and wiping using a dry cloth, proper cleaning of the track ensures smooth running of the door.

3. Keep track on your Garage Door Opener or remote.It is important to keep track of this devices and switches, by either changing the remote batteries or annually checking on the switches wiring to avoid any in convince. 

4.Monitor the garage infrastructure. Examine the interior and exterior walls and foundation for moisture or cracks. Also watch out for pest invasion lie termites and ants that may damage your walls. You can also install weather seals which prevent moisture from going inside the garage.

5.Do a garage door tune up test.your door; either electrical or manual should lift smoothly with little or no effort . if it is hectic to open the door, or upon opening it does not remain open. The door maybe out of balance and should be serviced by a trained service technician.

6.Test the garage door sensors.Garage door sensors prevent the door from unwanted opening and closing. The sensors are commonly located above the floor at each side of the garage door and generate a low beam that completes the electric circuit when the door is activated.
