Tips for Finding the Best Home Renovation Loan

by Atish Nair Consultant, writer

When a renovation has to be done for an existing home, but you do not have the funds to meet the expenses, then a loan meant specifically for such needs can be availed to make the necessary changes to your home structure.

Such renovations can arise because a part of the home is having some leaking problems, a wall has become damaged due to years of existence, or you want to transform the interiors into something modern and so on. It may be a very urgent change such as a leaking roof which if not fixed will make the house uninhabitable. In all such situations and more, a home improvement loan comes to the rescue.

About Home Renovation Loan

Taking a home improvement loan is easy as the application process is pretty simple. Look out for lenders offering this type of loan and find their interest rates. Compare them to shortlist the lender offering the lowest interest rate, and then apply by submitting a home renovation loan application form either in paper or online. You will also have to submit essential documentation such as identity proof, photos, address proof, and proof of income. This loan can be taken by both salaried as well as self-employed people.

Today, lenders offer it at very attractive interest rates and make the loan availing facility easy by providing minimal documentation benefit.  However, in order to be in a position to get this type of a loan fast, you must have a good credit score. If you are having any home loan, then you should not have missed any monthly repayments. Usually, this loan will have a processing fee, so look into a lender offering the lowest percentage of this and then apply.

When you specifically apply for a home renovation loan and do not use any other type of loan facility to meet the home renovation charges, you have to show the original home purchase documents. When you are paying an EMI on the home which you want to renovate, show the mortgage documents to the lender for getting the renovation loan.

Options When You Do Not Want to Apply for A Home Improvement Loan

If you do not want to specifically opt for a home improvement loan to get finance needed to make changes to the home, then opt for a personal loan. This type of loan gets you desired money in a very short while, perhaps just hours, or a day’s time.

However, you will have to bear with interest rates that are slightly higher than that of a home improvement loan. Also, the documents that have to be submitted for the loan application process are fewer. Another way of getting a loan for home improvement is by opting for a home top-up loan. Here, you are taking a loan for home renovation on the existing home loan.  Once again, the time needed to get the loan amount here is low. Furthermore, there is no need to submit so many documents to get the loan application through. However, you have to put up with higher EMI payments.
