Buying a new home is always an exciting venture. In fact, it's so exciting that first-time homebuyers usually jump into it head-first without thinking much about the process. These are some tips that will help your venture go smoothly if you're on the market for a new home. Consider them before you make your purchase.

1. Get a Preapproval Letter

One of the best first time home buying tips is to get an approval letter from a mortgage company before you shop. You don't want to get your hopes up high and then be crushed if the mortgage company doesn't approve your loan. The best way to go about doing it is to get that approved first. After you get approval, you can feel confident about your shopping venture. You'll know that the lender is highly likely to finance your new dream.

2. Choose a Home You Can Afford

Make sure that you take the time to calculate your income so that you choose an affordable home. You need to know how much of a mortgage payment you can make and still be comfortable in the process. The goal is to make your life a little bit easier, not complicated. Therefore, you have to take the time to sit down and do the calculations. You can speak to a financial advisor if need be. There's nothing wrong with doing that.

3. Save Extra Down Payment Money

You probably already know that you need to save money for the down payment on your home. There's additional money you need to save, however. A number of other expenses will accrue during your journey to buy a home. Those include insurance costs, inspection costs and closing costs. You may even have to put some money toward home repairs if you purchase a TLC home.

4. Check and Fix Your Credit

Your credit score is the key to getting an affordable home mortgage with an excellent interest rate. That's why you need to invest some time into checking and fixing your credit score. You have the right to request your credit report at least once every year. You can do that and then work on the flaws and imperfections to raise your score. Pay your bills down a little bit. Dispute inaccuracies and keep your inquiries low. That way, you'll boost your score before you go shopping for a home.

5. Pick a Suitable Mortgage

You may also want to conduct some research to gather more information about the various mortgage types for which you can apply. Only then will you find the best loan for yourself. Mortgage loans are usually distinguishable by the required credit score and the situation you're in. For example, you can apply for a USDA loan if you have a credit score of over 640 points and you live in a rural area.

6. Do a Comparison

Don't just jump at the first opportunity to get a mortgage. Make sure you make a fair comparison so that you can obtain a mortgage that's right for you. You should compare at least three mortgage companies and the pricing that they offer you. Use criteria other than pricing to choose the best lender. Look at each lender's mission statement, consumer reviews and credibility. That way, you'll find a reliable lender that you can develop a positive business relationship with.

7. Sleep on It

Never make a split decision when it comes to buying a home. You've worked too hard to make a hasty decision. Take your time even if you feel like the home you're getting ready to buy is perfect. It might not be. You should talk it over with your spouse, significant other or family members. Talk to an advisor if you need to, as well. Then, you should meditate with all the information you have and then sleep on it for a few days. You'll get your enlightenment eventually, and then you'll know that you're making the right choice for yourself. Do not forget this step in the process.
