Three Mistakes to Avoid when Purchasing Land Online

by Kristen White Blogger
There are many sites that offer land for auction at affordable prices but it is important to only engage with websites that are reputable and reliable both in what they have listed for sale and in the financial arrangements they make with the customer. Before participating in an auction, it is a good idea to check out the site and what it has posted for disclaimers and the usability of the links. Look for online reviews that have been posted by former customers to see how they rated the service and reliability and avoid any site that has a majority of negative comments.

Land is a financial investment whether you plan to hold it in a portfolio or build on it at a later date. Understanding how to buy land smartly is key to being successful with how you spend your money and the tracts that you purchase. Reputable sites will suggest that interested parties personally check the local land offices for any outstanding liens, taxes and the most recent documentation. This is because once the land is sold, all debts become the responsibility of the new owner so performing due diligence ensures that there are no surprises down the road. Another reason to take this important step is to understand whether the land can be used for the purposes you are buying it for. If the goal is to build a commercial business on the property, but there is a clause or restriction or it is zoned differently, then there could be issues.

One of the biggest areas being auctioned is land for sale in Nevada where there is a lot of desert available and while the best sites will include accurate descriptions and pictures, it is recommended that buyers visually see the land for themselves before purchasing. This is one of the top mistakes that online land shoppers make because they don’t want to take the time to travel and figure out where the property is but if this is the first time using the website, they might not be buying what they expected. Online auctions are backed by private companies or the government in an effort to get rid of property they can’t use at reasonable prices to anyone who is willing to bid on the land. Accuracy is not always 100% so checking it out for yourself is a sure way to know exactly what you are spending your money on.

Starting with a reliable auction site will help to avoid some of the pitfalls in buying land online but it is up to the individual buyer to do the research and familiarize themselves with the piece of property they are trying to purchase. Another mistake to avoid is paying too much for the land which can also be avoided with basic research to see what other parcels in the area have sold for and what the normal rate is based on the characteristics and features the land has. The online method is a simple and fast way of building a portfolio filled with land parcels that are spread out across the country and can be resold later or developed as desired.
