Property management is a good term with which every property owner is well aware. When a person is unable to handle his property and manage all the necessary things for the same a professional is required to take care of it. For a good management of property and for the safety its always a better choice to hire professionals. Property management companies are well aware about all the requirements of property and hence look every aspect like this only. But the big thing is the legal phase of property, whether you are managing your property by your own or have hired someone to take care of it, in any of the cases you must be aware about all the legal terms and conditions. If you have signed MoU with a property management company MD, or of your area wherever you reside then here are the few things that you must look in your property management contract.

Charge: charge is the first and foremost thing that you need to check in the contract. You have to check and cross check that the charge which is being mentioned by the company is in the contract or there are few other hidden charges in that.

Property Management Fees: Company will charge you as per the various services they will offer you. While signing the contract you must check that all the things are included in fees or there are other charges. Also enquire that charges are fixed or it keeps on fluctuating as per the season.

Services: you have hired a property management company, well it’s good but do you know all the services that the company is offering you or you are completely unaware about it. You need to check that, all the services which are mentioned in the contract, will be provided by the company or not.

Responsibilities and Representation: what are the responses of the company and whereall the company will represent you. You are required to know this because in most of the cases legal terms are handed by companies and they represent owner on courts.

Contract Termination: Don’t ignore this portion at all. Check when the contract of property management is going to be terminated. You cant trust anyone like this hence always have a full proof documentation and proof whatever and whichever contract you deal with them.

Property management companies are a boon for those who have big properties to manage. The companies with their extreme professionalism deal with all the phases of managing a property to the best. But being a property owner responsibilities don’t end here. Therefore before signing any contract with the company, make sure you check every point of the contract clearly.
