The Steps To Complete Subdivision Project Management

by Vision Surveys Land Surveyor Companies & Consultants Perth
Multiple homes construction on a large plot of land calls for subdivision. No property developers or builders are permitted to pass aside the subdivision. Next, the first step for private landowners aiming to independently sell land parcels is subdivision. On the other hand, unless a subdivision project management has been carefully planned and executed, it's impossible for a city to section its boundaries.

Keeping the significance of subdivision project management in mind, we shall now understand all the initial processes. In fact, a complete subdivision project management is the combined efforts of surveying and engineering.

Subdivision Project Management Perth

In This Connection, What Does “Subdivision Platting” Mean?

The legal process involved in dividing a large piece of land into smaller land fragments is called “subdivision” platting. This term is often synonymous used in the engineering and surveying industry, with “subdivision development”. The overall initiative is covered by the umbrella term “subdivision project management”.

“Plat” means legal, officially approved and recorded sketches depicting the land split layout, subsurface utilities and access points.

For Whom Is A Subdivision Plat Meant?

Usually, the land developers and private landowners request a subdivision plat since they are required to divide their land into smaller parcels for commercial or residential property development. Subdivision plat is even a part of subdivision project management, which involves a series of steps for completing the associated deliverables:

Step 1 – The Initial Survey

The prior-existing documents could describe a project site, but the project commencement is marked when surveyors visit the site to survey and obtain more exacting information on utilities and corner locations. More current data is needed for informing the proceeding professionals like Computer-Aided Design or CAD specialists and engineers. They have to create exhibits and plans relating to the site's lot dimensions, road utilities, building lines, water drainage and more.

The Registered Land Surveyor closely works and communicates with the CAD specialists to obtain the specifics to extract more information and other unique details related to the site.

Step 2 – The Draft Plat Exhibit Along With the Preliminary Construction Plans

As the Registered Land Surveyor supervises, the CAD specialist interprets the survey data and makes use of specific computer software for preparing a base drawing as the preliminary plat exhibit.

The draft plat exhibit outlines the property lines, conditions and topography.

The engineer simultaneously derives the information from the initial survey for creating the preliminary engineering plans.

The construction plan addresses the infrastructure design, comprising road utilities, grading, storm water damage and a lot more.

Step 3: Submissions to City and County and Revisions Done By Them

As soon as the draft plat exhibits and the preliminary construction plans are ready, these are to be submitted together to the City's planning and zoning department to be reviewed, for feedback and revisions.

Once the City Planning and Zoning approves the documents, they are moved on to the County's planning and zoning department for a similar system of review,  feedback and revisions.

Right when the County Planning and Zoning approves the documents, the City Council is the last to review and approve.

Step 4 – Final Subdivision Plats and Engineering Plans

After City and County departments have addressed, recognized and solved all the issues, then it is time for the final phase. The final phase initiates these documents to be finalized into final plat and engineering plans.

The Land Surveyor has the responsibility to sign the final plat before it is submitted for final approval.

The final plat and plans are submitted following the same 3–step review process just like the preliminary documents. Even this time, once it is approved, the governing entity signs off the final plat then it infers the plat has been finally approved along with the final construction plans. Ultimately, the Professional Engineer signs the final construction plans which the government entities have approved.

At this point, the developer could choose to take the construction plans to the bidding level by allowing different contractors to come up with their bids.

That is all about it. Complete plats and plans make the typical stopping point in subdivision project management, and the surveyors remain cooperative throughout the construction process. Surveyors are ready to offer oversight, solve the arising issues and ensure the schedule is exactly on track. It is clear that the process of obtaining subdivision plats and construction plans involves land surveyors, professional engineers and CAD specialists working in unison.
