The Growing Need for Electric Vehicle Charging in Apartment Buildings

by Arjun Patel Web Designer,
India's electric vehicle surge is sparking changes even in the residential real estate landscape. As a result of growing environmental awareness, coupled with enticing governmental tax benefits and incentives, electric vehicle (EV) adoption is rapidly gaining momentum. Accordingly, the demand for EV charging solutions in apartment buildings is on the rise; residents are eager to charge their vehicles overnight or during downtime. Soon, potential tenants and homeowners will demand residential properties equipped with EV chargers, and will refuse to rely on charging their vehicles at work or at public stations.

If you are a property or apartment building owner, stay tuned as we guide you towards implementing electric vehicle charging in apartment buildings. Get ready to fulfill your residents’ needs and work towards a greener future!

The Rise of Electric Vehicles

Between governmental incentives, climate change, and air quality concerns, India’s drivers are finding more and more reasons to replace traditional fuel-guzzlers with zippy electric scooters or sleek sedans. In fact, according to Bain and Company's recent report, India's EV market is on track for a remarkable rise by 2030; two-wheelers and four-wheelers are projected to achieve a 40 – 45% adoption rate and a 15 – 20% adoption rate, respectively. In other words, 12 – 13 million two-wheeler EVs and 1 million four-wheeler EVs will hit the roads every year, necessitating 1.32 million charging stations by 2030.

In light of these market trends, residential property owners and managers need to focus on installing apartment complex charging facilities. This forward-thinking move will keep properties competitive by appealing to the ever-growing number of EV-conscious residents.

Benefits of EV Charging Amenities

EV charging amenities are set to be a game-changer for property owners, by attracting eco-conscious tenants and buyers. As EV adoption rises and range anxiety lingers, on-site charging brings peace of mind to current and prospective EV owners. Research predicts property value enhancement for residential buildings equipped with EV charging infrastructure. Thanks to current government incentives, this is the perfect moment to future-proof your real estate!

Challenges of EV Charging Amenities

Installing EV charging stations in apartment buildings may present some complications. Property managers must develop strategies for handling upfront investments and space constraints, as well as educating themselves about relevant state policies and incentives. Adequate research into policies, guidelines, and necessary permits is also essential.

To overcome these challenges, property managers can leverage government incentives to defray costs, and form partnerships with experienced charging service providers to optimize installation decisions and ensure compliance.

Understanding the Charging Needs of Apartment Residents

Leading EV nations, such as Norway, are conducting survey research to gain insight into the charging habits of apartment-dwelling EV owners. It's time for India's housing associations and large property owners to follow suit! Investing in similar surveys can generate valuable data about current and future EV charging needs.

Based on this data, property owners can make informed choices between three types of charging stations: AC Level 1, AC Level 2, and DC fast charging.  AC Level 1 is a slow, affordable charger that can be installed anywhere, and is perfect for overnight charging. AC Level 2 provides faster charging, in approximately 6 – 8 hours,  but may require a special connector, while the impressive DC technology charges up to 80% of an EV's battery in just 20 – 30 minutes.

Designing EV Charging Infrastructure for Apartments

Infrastructure requirements are based on EV adoption rates. 3 – 5 AC Level 1 charging stations will adequately serve a community with under 5% EV adoption. 5 – 25% adoption, however, requires some AC Level 2 charging stations as well. In the event of higher adoption rates, consider retrofitting an existing power source in the parking lot, and installing charge point devices with metering and load balancing capabilities. In communities with high adoption rates over 500 residents, DC rapid charging stations may also be necessary.

Several financing models are available to help property owners install EV charging facilities. These may differ from state to state. For example, property owners seeking funding in New Delhi have two financing options. Under the capital expenditures (CapEx) model, customers can make an upfront payment to the EV charger vendor, covering the charger cost after subsidy and GST, installation expenses up to 5 meters of wiring, and a 3-year annual maintenance contract (AMC). Alternatively, the subscription model, which is available only to customers deploying at least 10 charging points, entails paying equal monthly installments over 3 years, encompassing the charger cost after subsidy and charges, installation expenses up to 5 meters of wiring, and operational and maintenance costs. After completing these installments, customers gain ownership of the charger.

The Role of Property Management Companies

Property management companies and leading developers are spearheading the introduction of charging infrastructure integration in their current and future apartment projects. These forward-thinking real estate ventures forge powerful alliances with reputable charging companies, ensuring seamless installation and access to charging stations for residents. The city of Bengaluru, in particular, has witnessed the transformation of certain elite housing societies, such as Prestige Park Ridge and Prestige Kew Gardens, into sustainable havens with on-premises EV chargers. As the wheels of progress turn, these initiatives mark a significant step towards a greener future for all.

Embrace EV Charging to Drive Sustainability and Attract Tenants!

As governmental support and environmental awareness make India’s EV adoption rates surge, the demand for charging solutions continues to soar. Home buyers and tenants are seeking buildings with on-premise EV stations for hassle-free overnight charging and reduced range anxiety. Act now to boost your property value while subsidies and incentives last. It's time to embrace the EV revolution!
