Your outdoor space can be a major attraction for some; however, it can also be a huge turn off for others. Families will always appreciate the outdoor space, but millennial buyers may think it is too much work.
There are also other factors that come into play for the outdoor space. Size, maintenance, location - everything matters. But it is very difficult for a realtor to predict how buyers would react to an outdoor space. Some other factors that determine the value of your outdoor space and thus your house include:
Ease of Access
Whether it is front yard or backyard, the space is as valuable as it is accessible. A detached or shared outdoor space will probably not add much to the selling price as it will be ‘nice to have’, but not really as practical.
Does the space open from the kitchen or living area? Great! Families with kids will love to have a yard where they can keep an eye on their little ones. If it opens from the living area, it will be easy to take your tea time party out when the weather allows.
How is the view?
Is the outdoor space connected or overlooks a park or lake? If it is, then this space will add huge value to your house. If it only overlooks another backyard or worse, another house, then it’s not as appreciable.
Condition and decor
A well maintained garden or a simple grass landscape with strategically placed pots; both are a plus for different buyers. A swimming pool can reward with a much higher price, but one covering much of a very small outdoor space can be a negative too. A strong tree in the center is perfect for adding a tree swing and will be a plus point.
Privacy
Privacy is one of the major factors that will determine the value of your outdoor space. More privacy will attract more buyers. However, this does not mean plain walls erected that ruin the look of your garden. Vines growing around these walls or presence of textured walls will give a more vibrant look. If your outdoor space has both privacy and a lively look, it will sell for a much higher price.
