Save Your Home With Foundation Crack Repair In Seattle

by Sheamus Keely Freelance Writer
It might appear to be a small crack, and nothing to really worry about, but anytime you notice one in your foundation, it is important to have foundation crack repair in Seattle before it grows into a very big problem that could have your house falling down. The concrete in your foundation or basement needs to be completely intact. Even a small crack can allow moisture to seep into the cement and cause it to crumble. As one area crumbles, it makes any touching area susceptible to moisture and more crumbling. When enough of the concrete crumbles, it creates stress on the floor and wall joists. Over time, these will bow, crack and collapse. Now, instead of a simple repair, you will need to have major work done to your home.

There are a couple of different options for foundation crack repair in Seattle. The first, and easiest, solution is to inject an epoxy right into the crack. This will effectively close the crack and seal the concrete so it will not get wet and begin to crumble. If you have this done, ask to have a few small holes drilled at either end of the crack that will also be filled with the epoxy. This will keep the crack from growing. many times, the stress that caused the original crack will make it grow, even if the crack was filled. By putting a small hole just past the end of the crack, and filling it, the crack cannot grow past the hole. If the crack is wide, a slurry of cement and the epoxy can be made and troweled in to fill it. It is best to use injection first, to make sure you get the slurry all the way into the crack, and then use a trowel to finish it.

Some companies like to use stitching and doweling for foundation crack repair in Seattle. This involves drilling a series of holes above and below the crack, but not directly across from each other. A metal dowel with a small hole at the top, is then inserted into each hole and a metal wire is stitched across the crack, through the holes in the dowels. It is best to have a hole and dowel at each end of the crack to keep it from growing. The tension on the wire needs to be very tight to keep the crack from spreading. The holes where you have the dowels inserted will need to be filled with an epoxy to prevent a crack from spreading there. It will also hold the dowels in place so they do not pull out from the tension on the wires.

Once you have foundation crack repair in Seattle, it is a good idea to have the whole foundation or basement treated with a waterproofing sealer. Because water is one of the biggest causes for cracks and damage to a foundation, making sure no water can seep in and expand is a good way of avoiding cracks in the first place. Something you need to look for is water dripping off the roof and pooling around the foundation. make sure that all rain and melting snow is diverted away from the base of the house or you are asking for foundation troubles. If there was any structural damage to the walls or floor of the building, make sure to have it taken care of right away or you will be putting more stress on the concrete that could result in large cracks. The foundation of your home is important to the structural soundness of the whole building. Make sure you keep it intact.
