Residential Construction What to Know

Residential construction in LBI is building homes, condominiums, mobile homes, and apartment buildings for people to live in. With residential construction, the land is purchased, cleared, and graded before anything can be built on it.  It can be a piece of land for one home or enough land for a community to be built.

Condominiums

These are often found in cities and many tourist destinations.  There are many advantages to owning a condominium.  They have pools, lounge areas, gyms, and other amenities that single and multi-family homes do not.  They often come with a homeowner’s association fee (HOA), which is used to cover the cost of maintaining the hallways in the building, the pool, lounge area, and more.  They can be expensive.  Some repairs are not covered by these fees so the homeowner would be responsible for them.

Townhouses

This type of residential construction in LBI is a combination of a condominium and a single-family home.  They do not have a lot of maintenance and offer some privacy.  Some of these townhouses may have HOA fees but are still more affordable than some single-family homes.  One downside to owning this type of home is that it does not have all the extra amenities that you would have if you owned a condominium.

Single-family homes

The downsize to a single-family home is that the owner is responsible for all costs, and they can cost a lot to maintain.

Multi-family homes

There are not too many of these types of homes built each year.  These types of homes are generally investment properties.  When the units are rented out, then the owner is responsible for all maintenance.  One example of multi-family homes is apartment buildings.  Some will build them on their land so that several generations can live together but each family has its own private, personal space.
