Selling a property is pretty a demanding process and mistakes are likely to happen. Even when the property sale campaign is run by a qualified real estate brokerage, problems are prone to occur and if not handled professionally, it could delay the property sale or result in a loss sale. Some property owners assume selling the property themselves would save them money but end up realizing the significance of agents later. Therefore, when selling a property, owners should weigh the positive and negative effects of doing it themselves or hiring qualified realtors.

Agents Have Access to Bigger Network but They Charge a Commission

Property owners can effortlessly and easily list their property for sale on well-known listing services such as Craigslist, Zillow, and Redfin. Sadly, sole property sellers lack the network of real estate agencies, clients, and professionals to spread the word to a bigger audience and speed up the sale. The limited pool of buyers means lower property demand and a longer waiting period.

On the other end, agents have a pool of connections to some of the world’s best listing sites, fellow agents, and renowned real estate agencies. They have lots of names and contact data of different professionals in the real estate industry whom they can connect with. Sadly, real estate agents charge a commission not less than 5%, meaning the property owner has to budget for an additional amount to pay for the property sale services.

Property Marketing is Easy but Pricing is Difficult

Hundreds of leading platforms connect property sellers and agents to millions of would-be buyers. These platforms allow buyers to list their properties and add all features they want, including virtual tours, floor plans, and all other features that may interest the potential buyer. Unfortunately, these platforms won’t negotiate the property sale on the buyer’s behalf. Everyone has to struggle and beat all the odds to see that they win a fair deal from the sale. First-time home sellers will find it a real hassle to negotiate the best deals but since realtors are experienced, they can get the issue resolved really fast.

It’s Never Easy to Tell Genuine Buyers from Unqualified Ones

Marketing the property and negotiating deals may seem easy until it’s time to tell which buyers are qualified for the sale. Asking the right questions is the way forward and for a sole property owner, they may never know what questions to ask and the right time to do so. That means they might take forever to sell the home because they will be entertaining unqualified buyers who waste time or worse contribute to them losing some potential buyers.

Handling Property Repairs and Maintenance is Complicated

Even the most qualified real estate agent understands that it’s costly and demanding to maintain and repair properties. Handling those flaws and repairs to prep the property ready for a sale is really a complicated process and for a beginner, it could seem costly and impossible. Real estate agents understand these repairs are necessary and are able to factor in the costs while deciding the property sale price.

Legal Risks

Plenty of legal paperwork must be completed on time and as per the set guidelines to streamline the property sale process. If not done correctly, the legal part of the property sale could delay or even stop the property sale. Homeowners may not know what legal paperwork is necessary to leave alone completing it, and so they’re likely to experience serious challenges completing the sale.

These are some problems and highlights regarding the process of selling a home through a do-it-yourself process or a professional agent. Therefore, it's important for every homeowner to know how, why, and when to do it themselves or hire qualified agents to assist in the property sales.
