Outdoor Space Is the Newest Home Amenity

There are various outdoor amenities that are important to today's home buyers, whether they are found in communal areas or private ones.

It encourages outdoor interaction among neighbors by providing homes with large front porches, according to The Beach Co.’s Kiawah River development.

The Kiawah River development in The Beach Co. takes up most of the view across the water from that of another housing development.

It's easy to play golf right outside Charleston in this popular pocket of South Carolina.

There are seven golf courses within a few minutes' drive of Kiawah River's 1,000-home development, which means developers and builders see the sport as a critical component of their projects.

A 100-acre farm and the natural charm of the Kiawah River were incorporated into the design of the Beach Co. Instead of adding 18 holes to the existing 126 in the area; they relied heavily on the natural charms of the Kiawah River. Developers prioritized outdoor amenities like fishing and goat yoga in their plans as a way to break convention and build on regional strengths instead of paving over them.

Uniqueness is the key.

In order to stand out from our competition, we had to be unique," says Chris Drury, the Kiawah River director of sales and broker in charge. Our community isn't a golf community. Our community is truly an agrihood. Many activities take place on the farm, including goat yoga, and it's a consumer-supported farm. People can get eggs and honey from the farm through a program. The number of kid goats we've had so far is probably north of 50. There has been an increase in pounds on the farm."

Life along the river is a fitting motto for the community. Residents can take advantage of fishing poles and tackle boxes when they tire of interacting with farm animals and eating local leeks. In addition to these trails, they can explore the maritime forests and marshes that are part of the development's trail system.

To provide residents with access to green space without compromising affordability, Hillwood Communities offers micro parks in high-density areas.

"Connecting people with nature makes them feel better," said Rick Cook, founder of CookFox and a landscape architect with Future Green Studio. We have been experimenting with deep-facade design ideas, including planted loggias, Juliet balconies, and any other clever design we could devise.
