1. Legal rights
First of all you should ask the sales person about the legal rights of the property that if the builder has legal rights to sell the land or not? Find out who is the current owner of the land that whether it is builder himself or not?

Builders or the owner of the land often take bank loan for the Plot schemes and even residential schemes. It’s not always the case the scheme has a bank loan, but still enquires about it. 3. Sale Deed 
You must check the sale deeds which mentions the terms and conditions of the deal, how much initial payments are you paying along with cheque number and also the future dates of the payment, by when you will clear the payments or the due remaining. 

4. Is the plot on a flat land or on a slope?
Your plot is not always going to be a piece of flat land. If it’s a big project, it might have uneven or has slopes surface of the land. When it’s divided into several small plots, many plots might be on the slope or it might be uneven ground. You must check it before buying. 

5. Arrangements for water and other basic amenities?
You should check that how they are going to provide water and other basic amenities to the purchased plot or land. Is it going to come from municipality or the gram panchayat or from any other place?
