How To Repair A Metal Roof

Metal roofing is taking the market by storm. Modern roofing sheets are advanced materials that keep the indoors safe from outdoor calamities. They are energy efficient that helps to ensure a comfortable temperature indoors and cut down on utility bills by reducing the use of ACs and heaters. Further, they are very durable and require very little maintenance. Also, if they get damaged, repairing them is easy as well. Here is how one can repair a metal roof: 

Minor rust removal

It is important to ensure that it does not get rust. Time to time inspection will help to spot rust on the roof. This is removed by sanding, grinding, or scrubbing that area with any hard surface like a wire brush. Once it is done, apply approved primer or rust inhibitor on that particular area and recoat. This will make the sheet more durable and will also help to reduce expenditure on sheet replacement as the gi or tinplate sheet price is comparatively high.

Replacing corroded or missing fasteners

While inspecting the roof, identify the areas that are heavily corroded or missing fasteners. Once the areas are marked, they are to be replaced with a new butyl rubber washer. Further, cover that place with caulk with the appropriate sealant. Wait till the sealant gets dry and set and covered with roof coating.

Patch holes

In some cases, the roofing sheet has one or two holes and not wide-spread damage. These holes can be patched using a few materials and labour.
Clean the area and clear all dirt and debris.
Loose or flaking roof coating should be removed with a knife.
Put strips of butyl tape surrounding the patch area.
Cut galvanized metal into a size that covers the hole and does not exceed more than two to three inches on all sides. 
Make holes through the patch and roof material to put screws.
Ensure that the screws hold the patch, butyl tape, and existing roof material together and tighten snugly against the roof panel. Ensure that the rafters or trusses are not screwed.
Place a screw two inches apart and ensure that the roof is flushed the patch. 
Once it is done, the sides of the patch should be sealed and screwed with caulk. Then, allow it to dry and cover it with a roof coating.

Do not screw the roof to the rafters

Metal roofs are fastened only around the perimeter so that the panels can easily expand and contract due to change in temperature. No rumble buttons should be added. This will prevent damage and replacing and paying for the tinplate or gi roofing sheet price won’t be necessary.
