There are many good reasons for inspecting this area which is usually ignored. You can learn a lot about the history of the property if you thoroughly inspect the loft. You will get clues to many undisclosed problems.

Damaged rafter or supporting truss

It might appear that the roof is sound and secure. You should look for stress cracks while inspecting rafters and supporting truss. Stress cracks indicate loss of integrity.

Fire damage

Look for discoloured patterns on the wood. scorched, black and sooty wood clearly indicate fire damage. White paint is perfect for covering burn damages and it also eliminates smells.

Inadequate insulation

There are a number of options available to insulate a loft such as laying rolls of fiberglass matts. The R-value is used for measuring insulation. Higher R-value indicates higher insulating factor. Make sure that rolls are not facing the wrong direction. A well-insulated loft can reduce cooling costs in summer and heating costs in winter.

Water damage

Rain water flowing down the roof rarely enters sideways. Carefully inspect the walls or wood supports. Look for stains and if you find any, it indicates leakage through the roof. Condensation formed around pipes often cause wood to rot. Many houses have a boiler in the loft. Look for signs of corrosion.

Chimney Inspection

It is not possible to inspect the interior of the chimney. However, you can inspect the structure of the chimney. Make sure that it is solid. Are there any cracks in the bricks? What is the condition of the mortar? Is it crumbled?

Wildlife damage

If you find tiny poop pellets in the loft, there are some critters living in the loft. Loose boards or eaves provide the way in for birds, squirrels, bats and rodents..
If you are looking for a new property for sale in Perthshire or new houses in Falkirk, you must prepare a thorough inspection plan. This will not only help in ensuring your safety, but you will also be able to assess the true market value of the property.
